Fujitsu General America has signed a 32,000-square-foot lease with Real Capital Solutions. The cooling and heating solutions specialist will relocate its U.S. headquarters at a recently repositioned 100,000-square-foot property in Montville, N.J.

Executive Director Ben Brenner from Cushman & Wakefield negotiated the deal on behalf of the tenant, while Broker MariaGrace Iantosca represented the owner. Cushman & Wakefield Executive Managing Director Curtis Foster and Director Jerry Shifrin serve as leasing agents for the asset.

Located at 340 Changebridge Road, the property is part of a former Bayer Pharmaceuticals campus, fronts Interstate 80 at exit 48 and is close to a dense residential area as well as plenty of retail and dining options. The tenant will work with Studio Eagle as architect and general contractor for its fit-out and intends to relocate in early 2020. According to Brenner, Fujitsu’s warehouse operation will move to Piscataway, N.J.

Recently, a different team from the brokerage company represented the tenant in a similar deal. Everest Reinsurance Co. signed a 315,000-square-foot lease to relocate its U.S. headquarters to Warren, N.J.
