In August 2009, CCS purchased the note for Aderra, an upscale condo community in North Phoenix, from the construction lender AmTrust. With 136 out of 312 units already sold by the developer at an average price of $290 per square foot, CCS purchased the note for the remaining units at $97 per square foot. CCS has since sold approximately 90 condos at an average of $215 per square foot while running a parallel leasing initiative on the unsold inventory to offset carrying costs.
